Reviews: Redfin v/s Ideal Agent

When you have made up your mind to sell your house, you would have been probably under a lot of confusion. How much money can my home get me, when should I sell, how to find a good realtor, which real estate company to connect with, and a lot more.

While there are several real estate companies in the market, if you are looking forward to finding the most qualified agent at a discounted price, then you have come to the right place. Instead of paying a heavy commission of 5 to 6% of your home sale price to the real estate broker, why not consider discounted real estate brokerage services?

Here, we will discuss the two biggies of the real estate world – Redfin and Ideal Agent! We will get to know each one in detail, find out if there is redfin hidden fees, how the ideal agents work, and more.

Redfin is a real estate website on which home buyers and sellers can search for local properties and contact local agents. Redfin hires agents who charge the sellers a meager listing fee of 1.5%, unlike the traditional realtors who charge a fee of 2.5% to 3%. Also, if you buy too with Redfin, then the listing fee with being even lower which is just 1%.

Redfin also offers an iBuyer service called RedfinNow, in which the company buys cash homes.

How does Redfin work?

Redfin aims to match the sellers to their low-commission agents. The Redfin allows the sellers to connect with the local agents in their area and just pay a 1 to 1.5% listing fee and not the national average of 3%. When you list with Redfin agents, the listing also gets live on their site.

Redfin also provides Concierge services in select cities. In this, they fix up your home, manage local vendors, staging and cleaning, suggest home improvements, etc. When you have someone managing significant upgrades and repairs, you can stay relaxed. The Concierge service is a great help to many home sellers. This works even better in the case of an inherited property that is located far away from your current residence.

There is Redfin’s Open Book service too. Using this service, the sellers can get in touch with the local contractors and take cleaning services, handymen, stagers, etc.

With Redfin, you meet agents who provide great services. The agents who have already done hundreds of real estate transactions and have many reviews are a part of Redfin. You can go through the reviews to determine which agent is best for you and matches your needs.

The cost of working with Redfin and using the services is the commission they need to pay the agents. If you are using the Concierge service, then you will have to bear the expenses of the home repairs and more listing fees. Else, signing up on the website, getting real estate listings, and requesting agent matches are free. There are no Redfin hidden fees.

Redfin agents follow the salary model. Along with the base salary, the agents also get transaction bonuses. So, the entire commission goes to Redfin.

Ideal agent

Ideal Agent is another agent matching service that allows home sellers to connect with the best agents in their local area. These agents offer discounted real estate services. You can sell your home at a much lower commission rate of around 2% of the sale price, unlike the traditional realtor. You still have to pay the buyer’s agent though, taking the overall cost to 4.5% to 5%.

Ideal agents employ their partners only after carefully vetting them. Ideal Agents work with real estate brokers who are:

  • From one top 1% of agents in the locality.
  • With more than 14 years of experience.
  • Have done more than 100 to 300 transactions per year
  • Have a 5-star rating.

How does an Ideal agent work?

Real estate agent commission fees, are usually around 5% to 6% and split 50/50 between the buyer and seller agent. So, out of a 6% commission, your agent gets a 3% commission. Out of that 3%, the agent splits the same with the office. This is also as per the 50/50 model and sometimes as high as 90/10. So, the agent is only able to get 1.5% of the whopping 6% commission.

To know how does the Ideal agents work, you just need to fill out a short online form. It will include the details like your address, type of residence, sale price, selling time, phone number, email address, etc. Then, as per your home selling goals and requirements, you are matched with a qualified agent in your area.

Ideal Agent contacts you but you are not obligated to work with the agent. Though the agent you get will be a top-notch realtor but if you don’t like them, then you can interview other agents. However, you will have to find other agents by interviewing on your own.

If you do decide to go ahead with the given agent, you will get several realtor services such as:

  • CMA, in which you can find comparable houses recently sold in your neighborhood to determine your listing price.
  • Discussion on the ideal sale timeline.
  • Walkthrough of the home and advice on marketing your home.
  • Arranging high-quality images of the home including video, drone, etc.
  • List your home on the MLS and other popular websites too.
  • Negotiation assistance to get you the best price for your home.
  • Ideal Agent offers all the services you would want.

Ideal Agent is available in all 50 states of the US.
